It is not designed for, marketed to, or intended to advise tenants, and nothing on this site should be read as advice to a tenant about a notice they have received. It is not a law firm, and using it does not create an attorney-client relationship between you and GiveProperNotice or anyone associated with it.
Every deadline, percentage, and rule shown by this site is computed from publicly available sources: Revised Code of Washington (RCW) sections, Seattle Municipal Code (SMC) sections, and official agency guidance, which are cited alongside the result. We link to those sources so you can verify them yourself.
GiveProperNotice does not draft, generate, or fill in legal notices, leases, or any other legal document. Where a government form exists, we link directly to the official version published by the city or state. You are responsible for preparing, reviewing, and serving your own notices and for deciding how to act on any computed date.
Landlord-tenant law changes often, and parts of it are genuinely unsettled. Where the law is unclear, this tool picks the safer answer for a landlord deciding when to act: for example, it treats optional mailing buffers as if they were required, so notices go out earlier than the law may strictly demand. We check every rule against the legal source we cite next to it, and rules we added recently but have not finished checking are marked as preliminary. That checking is our own work. It is not a lawyer's sign-off, and we do not claim that any result has been verified by legal counsel. Laws change, and your specific situation may raise issues this tool does not cover.
