Tacoma requires 180 days' notice for any rent increase, no matter the size, as of January 1, 2026 (TMC 1.95.060). The notice must use the city's form, and you must hold a current city business license with the unit registered before serving it. On top of that, an increase of 5% or more within 12 months gives the tenant a right to relocation help: 2 months' rent, rising to 2.5 months above 7.5% and 3 months above 10% (TMC 1.100.050). You have 30 days after the tenancy ends and the tenant moves out to deliver a full and specific written statement and refund the rest of the deposit.
