Olympia (OMC 5.82, tightened in 2026) requires 120 days' notice for increases over 5%, or when increases over the past 12 months add up to 7% or more, and 180 days at 10% or more. A 7%+ total increase also lets the tenant claim 2.5 months' rent in relocation help, or leave on 30 days' notice. Olympia caps late fees at $10 a month. This tool computes the relocation exposure but not Olympia's notice tiers, because the 7% tier counts increases added up over 12 months.
An increase of 7% within 12 months can require relocation assistance of 2.5 months' rent.
The tenant has 45 days from your notice to request it.
